Whose responsibility is it to clean the ducts?« Back to Previous Page

After the rain last month, I noticed a strange musty smell lingering in the bedroom where my youngest sleeps. It’s only gotten worse when we turn on the AC. We’ve lived here for 2 years and just noticed this, so I’m not sure whose responsibility it is to clean the ducts—mine or the landlord's?

The responsibility for duct cleaning can indeed be a bit tricky and depends on the specifics of your lease agreement. In general, in the UAE, including Dubai, building owners (your landlord) are typically responsible for maintaining the HVAC system to ensure it is functioning properly. This would generally include regular inspection and cleaning of air ducts as part of their maintenance duties.

However, it's always a good idea to check your rental contract or agreement with the landlord to see what they stipulate about this responsibility. If there isn't any specific mention, you might want to reach out to them for clarification. They should be willing to address any concerns and take appropriate steps to resolve issues like musty odors.

If the smell is persisting despite a conversation with your landlord or if it seems to have worsened recently, I'd recommend scheduling an inspection from a professional HVAC service company. In Dubai, you can call 800-MOLDS (800-66537) or email hello@saniservice.com for expert advice and to arrange a thorough checkup of your ducts. This will ensure that the problem is properly diagnosed and addressed in a timely manner.

Regular maintenance and cleaning of HVAC systems are crucial for maintaining good indoor air quality, especially after incidents like heavy rainfall which can cause moisture build-up and mold growth in hidden areas such as behind walls or within ductwork. Keeping your home's ventilation system clean not only improves the air you breathe but also saves energy by ensuring efficient operation of your AC.

Remember to keep an eye on other symptoms that could indicate HVAC issues, such as excessive noise from the unit, unusual smells like mustiness or mold, and even changes in temperature distribution throughout your home. These signs can point towards problems needing immediate attention.

By taking proactive steps and involving professionals when necessary, you'll help ensure a healthier living environment for yourself and your family, particularly important given the climate conditions in Dubai.
