Who is responsible for cleaning HVAC coils?« Back to Previous Page

After the heavy dust storm we had a few weeks ago, I noticed a strange odor coming from the air vents in the living room. My landlord mentioned that coil cleaning is needed, but I’m not sure if it’s my responsibility or something he should handle. Has anyone else experienced this and how did you resolve it?

Hey there,

Cleaning HVAC coils is indeed an essential part of maintaining indoor environmental quality and ensuring efficient operation of your air conditioning systems. In the UAE, particularly in Dubai, it's a common scenario to experience dust storms that can lead to such issues. Regarding who is responsible for coil cleaning, well, it depends on the local laws and agreements between landlord and tenant.

In many residential areas, like Dubai, it would typically be the responsibility of the landlord to ensure that HVAC systems are maintained properly, which includes regular cleaning and inspection of the coils. However, some rental contracts may specify different terms or responsibilities. If there's no explicit mention in your contract, it might be wise for you to discuss this with your landlord.

That said, given the recent dust storm we had, it sounds like now could be a good time for coil cleaning. This is especially important as poor air quality can lead to unpleasant odors and even health issues, so resolving this quickly would be in everyone's best interest. If you're unsure about who should handle the task, initiating communication with your landlord might ease any concerns.

I recommend having a professional inspection done first though; these experts can identify if there are deeper issues beyond just cleaning that need addressing. Here at Saniservice, we offer thorough inspections and remediation services to ensure the air in your home or building is clean and safe. You can reach us by calling 800-MOLDS (800-66537) or emailing hello@saniservice.com for a consultation.

Anyway, I hope this helps! Let's keep our indoor environments as healthy as possible, especially after such storms.
