Who is responsible for duct cleaning?« Back to Previous Page

After the rain last month, I noticed a bit of water pooling at the bottom of the ducts in the ceiling of my master bedroom. The AC in our apartment seems to run less efficiently lately too. Given that we’re renting here in Dubai, is it usually the tenant’s responsibility to have the ducts cleaned or should I bring this up with the landlord?

Duct cleaning is something that most folks in the Dubai area might overlook until they notice issues like your AC running less efficiently and water pooling. In the UAE, particularly in places like Dubai, responsibilities for maintenance can be a bit tricky but generally fall under specific guidelines.

Firstly, it's important to understand the local laws. According to the Building Code of the Emirate of Dubai (DB 10-2008), building owners are responsible for ensuring that all systems within their properties function optimally and safely. This includes HVAC systems like ducts. However, when it comes to regular maintenance such as duct cleaning, tenants might find themselves in a grey area.

Typically, the landlord or property manager is responsible for major system upgrades and repairs, including maintaining the overall functionality of your air conditioning units and ductwork. The tenant's responsibility usually lies more with daily usage and simple maintenance tasks like changing filters.

Given that you've noticed water pooling and suspect it might be related to recent rain, I'd recommend reaching out to a professional inspection service first. They can assess if there is any damage due to the weather which may need immediate attention or further investigation.

You could also bring this up with your landlord or property manager politely. Explain what you've observed and express concerns about potential health hazards from mold growth in damp ducts, which might not be covered under standard maintenance practices.

To take action:
• Call 800-MOLDS (or 800-66537) for a professional inspection.
• Email hello@saniservice.com to schedule an appointment with an expert who can assess the situation and provide recommendations based on local UAE standards.

Remember, keeping your indoor air quality in top shape is crucial. Regular inspections and proactive maintenance can prevent bigger problems down the line.
