Is duct cleaning part of landlord's responsibilities?« Back to Previous Page

I'm renting an apartment and noticed duct cleaning in the bathroom. Is this the landlord's responsibility to fix? I'm not sure what my rights are here.

Duct cleaning is indeed an important aspect of maintaining indoor environmental quality and can be a landlord's responsibility, especially in the UAE like Dubai. However, it depends on several factors including local regulations and the specific terms set forth within your rental agreement.

In the UAE, there aren't explicit federal laws mandating landlords to clean ducts regularly as part of their responsibilities. Nonetheless, under the Real Estate Agency Law (No. 14 of 2008) and related regulations, a landlord is generally expected to maintain the property in good condition during your tenancy. This includes keeping the HVAC systems functioning properly.

If you notice issues with ducts such as mold, dust, or other contaminants, it could be wise to bring these concerns to your landlord’s attention. Under Dubai Land Department (DLD) guidelines, landlords are responsible for ensuring that the premises are in a safe and habitable condition. If ductwork is found to be in poor condition leading to health issues, this can be considered part of the maintenance requirements.

However, it's important to note that you also have responsibilities as a tenant. Keeping the area around the vents clean and reporting any damage or malfunction promptly is expected under most rental agreements. For instance, if you see mold growth in the bathroom ducts, it’s your duty to inform your landlord so they can take necessary actions.

For serious cases or when you're unsure of what's going on, I'd recommend calling a professional for an inspection and remediation.
