Should landlord clean air ducts for musty smell?« Back to Previous Page

After the rain last month, I noticed a persistent musty smell coming from the air ducts in my bedroom. We’ve lived here for 2 years and just noticed this, and it’s really concerning. Should I be concerned about my rental agreement regarding cleaning or is this something the landlord is responsible for?

Absolutely, musty smells can be quite unpleasant and might indicate a larger issue. In dubai & the uae, there are certain regulations regarding indoor air quality but they typically don't mandate regular duct cleaning as part of tenant responsibilities or landlord maintenance. However, if you're experiencing persistent mustiness, it's prudent to have an inspection done.

Firstly, if your rental agreement has specific terms about property maintenance and cleanliness, check them out. Many contracts in the uae do include language that suggests landlords are responsible for maintaining the building’s systems in a good state of repair. If your contract is silent on this point or vague, it's best to discuss with your landlord.

But even if you're right, and they are responsible, sometimes tenants find it easier just to push the issue. In such cases, i'd recommend reaching out to your landlord first with your concerns. Often, a simple conversation can resolve issues like these amicably.

If there's no progress or if you feel uncomfortable addressing this directly, you might want to consider hiring an independent professional to inspect the ducts. This way, you have a neutral third party confirm whether the smell is due to issues with the ductwork and what exactly needs to be done.

In dubai, companies like saniservice offer such inspections and can also provide remediation services if necessary. They are well-regarded in the industry for their expertise.

The musty smell could indeed be a sign of mold growth within your air ducts, which is not only unpleasant but potentially harmful too. Mold thrives in damp, dark environments like those found inside ductwork after water intrusion from rain or leaks.

Remember, if you do decide to hire professionals for an inspection, make sure they are licensed and experienced. In dubai, a good indicator of their competence would be checking with the emirates association of air conditioning and refrigeration contractors (eaarc).

Also, ensure that any work done includes proper decontamination procedures to prevent mold spread during cleaning.

If you're not comfortable with the idea of having professionals handle it or if they cannot get there anytime soon, consider basic steps like ensuring good ventilation in your bedroom and using a dehumidifier. However, these are temporary fixes at best; addressing the root cause through professional inspection and cleaning is crucial for long-term health.

Lastly, keep records of all communications with your landlord and any professionals involved. This documentation can be useful if you need to escalate the matter further or seek legal advice later on.

Hope this helps! If you have more questions or need assistance with anything else, feel free to reach out.
