I'm renting an apartment and noticed duct cleaning in the bathroom. Is this the landlord's responsibility to fix? I'm not sure what my rights are here.

Duct cleaning is an essential part of maintaining good indoor air quality and overall building hygiene. In dubai/UAE, the responsibility for duct cleaning can sometimes be a bit blurry, but generally speaking, it falls under the landlord's duties to ensure the property is in a safe and clean condition.
According to the UAE Property Law, landlords are responsible for maintaining the premises in a livable state. This includes regular maintenance of HVAC systems such as ducts. However, it’s crucial to understand that this obligation doesn't necessarily mean they must clean the ductwork every year or even regularly, unless specified in the lease agreement. If you've noticed duct cleaning being done specifically in your bathroom, it could be due to several reasons: humidity issues leading to mold growth, poor ventilation, or just part of a routine maintenance plan. Regardless, if you're concerned about the cleanliness and air quality of your apartment, it’s wise to have an independent professional inspection. Remember, the UAE doesn't have specific duct cleaning regulations like some countries do, but ensuring that the air you breathe is clean and free from pollutants should be priority one. If you find any signs of mold or other issues related to poor ventilation, call 800-MOLDS or email hello@saniservice.com for a professional assessment. Additionally, make sure your lease agreement covers the landlord’s responsibilities regarding duct maintenance and cleaning. If it doesn’t explicitly mention this, consider adding a clause or discussing it with your landlord. Regular communication can help prevent misunderstandings and ensure both you and the landlord are on the same page about property maintenance. In summary, while landlords have the responsibility to maintain the HVAC system, including ducts, it’s always good practice to keep an eye on the condition of these systems yourself. Should any issues arise, don’t hesitate to reach out for professional help. |
