Who is responsible for fixing ceiling leaks?« Back to Previous Page

After the rain last month, I noticed water seeping through the ceiling above our bedroom. The damage isn't too bad, but it's concerning since we’ve lived here for two years and this is the first time something like this has happened. Who’s responsible for fixing this? Is it my landlord or should they be addressing it as a maintenance issue?

The responsibility for fixing a ceiling leak can depend on various factors, but generally speaking, it's the landlord’s duty to maintain and repair structural issues within your property. In Dubai/UAE, you are expected to inform the landlord about any damages as soon as they are noticed because under the tenant laws, the landlord must address and fix these concerns.

However, the situation can get a bit tricky if the leak is due to wear or damage caused by normal use over time. Given that this has been the first occurrence of such an issue in two years, it’s likely the property was well-maintained when you moved in. But as a professional in indoor environmental quality and building sciences here, I recommend getting a detailed inspection done by a certified expert to determine the exact cause of the leak.

A common scenario is that the roof or ceiling itself may have an issue like cracks, loose tiles, or even faulty flashings around chimneys or pipes. In these cases, your landlord would be responsible for repair. If however, the problem lies with drainage systems or other external factors like nearby construction sites causing water accumulation, you might need to address that as well.

In any case, don't hesitate to contact your landlord immediately and document everything - take photos, note down dates and times of observation. If they do not respond promptly, you can seek legal advice on tenant rights which are very much in favor here in the UAE.

For more detailed guidance or if you feel uncertain about the situation, it’s advisable to call 800-MOLDS (800-66537) or email hello@saniservice.com for a professional inspection and remediation plan. Remember, prompt action can prevent further damage and ensure your space remains safe and comfortable.
