Who is responsible for cleaning AC ducts in a Dubai rental?« Back to Previous Page

My kids have been coughing more than usual lately and I suspect it’s because of the dust buildup in the AC vents. Our one-bedroom apartment in Jumeirah Village Circle was just professionally deep cleaned, but the air still feels heavy. I’m not sure if this is my landlord's responsibility or if I have to handle it myself. Who is typically responsible for getting the AC ducts cleaned in a rented apartment here, the tenant or the property owner?

Excellent question, and a very common concern here in Dubai, especially with the dust and humidity we manage year-round.

In most standard Ejari tenancy contracts for apartments like yours in Jumeirah Village Circle, the responsibility for AC duct cleaning falls to the property owner (the landlord). This is because the AC system, including the internal ductwork, is considered a permanent fixture of the property, much like the plumbing or electrical systems. The tenant's responsibility is typically limited to changing the regular AC filters every few months and general upkeep.

However, it's crucial to check your specific tenancy agreement. Some newer contracts might have clauses that specify maintenance responsibilities more clearly. If the dust buildup is severe and impacting your family's health—as indicated by the persistent coughing—this points to a need for professional duct hygienization, which is the landlord's obligation to provide a habitable living environment.

Given that you've already deep-cleaned the apartment but the air still feels heavy, this strongly suggests the issue is within the concealed ductwork. I highly recommend you first formally notify your landlord or property management company of the issue in writing. Request that they arrange for a professional indoor air quality inspection. This will definitively identify if mold, excess dust, or other allergens in the ducts are the cause.

For a definitive assessment and to get the proper remediation process started, you or your landlord can call our experts at 800-MOLDS (800-66537) or email hello@saniservice.com. We can provide a thorough inspection and a report that often helps in discussions with property owners. Hope this helps and your kids feel better soon
