Best duct sealing for Dubai villas to stop dust?« Back to Previous Page

Our villa in Jumeirah Park has been crazy dusty lately, even right after the maid cleans. I’ve noticed a fine layer of sand on surfaces just a day later and my sinuses have been acting up. We had the AC serviced last year but they didn't clean the ducts. What is the most effective type of duct sealing or post-cleaning treatment used here to prevent this constant dust from the ducts from coming back into the house?

Based on the conditions you've described in your Jumeirah Park villa, this is a very common issue we encounter in Dubai. The combination of fine desert sand, high humidity, and year-round AC operation creates a perfect storm for dust infiltration. The fact that dust reappears so quickly strongly suggests your ductwork is the primary source.

A standard AC service typically only cleans the indoor unit and filters, not the extensive network of supply and return ducts. Over time, these ducts accumulate significant sand and microbial growth, which then gets constantly circulated. The most effective solution is a comprehensive professional duct cleaning followed by an antimicrobial coating.

For sealing and prevention, we recommend a two-step process post-cleaning. First, a thorough inspection to identify any leaks or disconnections in the ductwork, which are common points for dust ingress. These should be sealed with appropriate mastic sealant or metal-backed tape. Second, and most critically for our climate, an EPA-approved antimicrobial coating should be applied to the interior of the ducts. This coating, such as the ones we use at Saniservice, not only inhibits the growth of mold and bacteria that can bind with dust particles but also creates a smoother surface that reduces the ability of new sand and dust to adhere, drastically slowing recontamination.

Given your sinus issues, this is not just about dust but about overall indoor air quality. We strongly recommend a professional inspection to assess the level of contamination and the integrity of your duct system.
