Who is responsible for AC leak adn mold in my apartment?« Back to Previous Page

The AC in my apartment seems to be leaking water onto the wall behind my bed in the master bedroom. I pulled the bed out this morning and found a huge patch of black mold growing up the wall and it smells really damp. I'm in a high-rise in JBR. Who is responsible for fixing this and the cost, me or my landlord, and what's the fastest way to get it dealt with?

Based on UAE tenancy law, specifically Law No. 26 of 2007, the responsibility for major maintenance and structural issues like an AC leak typically falls on the landlord. This includes repairing the faulty air conditioning unit and the damage it has caused to the property's structure, such as the wall. As the tenant, you are generally responsible for minor maintenance and reporting issues in a timely manner, which you have done.

Given the presence of extensive black mold, this is a serious issue that requires immediate professional attention. The combination of Dubai's high humidity and constant AC use creates a perfect environment for rapid mold growth, which can pose health risks and further damage the property.

The fastest way to resolve this is to immediately notify your landlord or property management company in writing, detailing the issue and including photographs. They are obligated to address the root cause (the AC leak). For the mold remediation itself, we strongly recommend a professional service. Improper cleaning can disturb spores and spread the contamination. Our team at Saniservice specializes in mold inspection, testing, and safe, effective remediation in accordance with Dubai Municipality guidelines. We can handle the entire process, from identifying the full extent of the growth to the final hygienization clearance certificate.
