We've lived in our Jumeirah villa for a couple of years and just noticed a patch of what looks like salt or white powder pushing through the paint on the wall behind the sofa. It’s been getting bigger since the weather got really humid. What is this stuff and what's the best way to clean it and stop it from coming back for good?

That is efflorescence—a common issue in Dubai's villas where water-soluble salts from concrete or plaster are pushed to the surface as moisture evaporates. The high humidity accelerates this process, especially on exterior walls.

First, identify and resolve the moisture source. It could be a hidden plumbing leak, water ingress from outside, or even condensation from an AC unit. The stain itself is a symptom. Simply cleaning it without fixing the leak guarantees it will return.

To remove the existing deposit, let the wall dry completely. Then, use a stiff dry brush to dislodge the powdery salt. Avoid using water, as it will dissolve the salts and drive them back into the wall, only to reappear later. For stubborn residue, a light vacuuming can help. Repainting should only be done after the moisture issue is fully resolved and the wall is completely dry; otherwise, the new paint will blister.

Permanent prevention requires stopping the water intrusion. For exterior walls, this may involve checking and repairing waterproofing coatings or sealants, which are critical in our climate. For interior walls, a professional inspection is often needed to locate and repair the source, be it a pipe or faulty AC drainage. Once the source is fixed, applying a moisture-blocking primer before repainting will provide a lasting barrier.

If the patch is large, growing rapidly, or accompanied by a musty smell, a professional assessment is recommended to rule out more significant structural dampness that needs expert remediation.
