How to fix AC leak causing recurring black mold?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water, and now I’m finding these black spots in the corner of my bedroom closet, which is on the same wall as the unit. I’ve wiped it down twice but it keeps coming back, especially with this humidity. What’s the best way to clean this for good and who should I call to fix the root cause with the AC to stop it from happening again?

The black spots are very likely mold, fed by the AC condensation leak and Dubai's high humidity. Wiping the surface doesn't remove the roots growing into porous materials like drywall or wood, which is why it returns.

To clean it for good, wear an N95 mask and gloves. For non-porous surfaces, scrub with a detergent solution. For porous surfaces like drywall or the back of the closet, the affected section often needs to be cut out and replaced after the moisture source is fixed, as the mold will be growing deep within the material.

The root cause is the AC leak, which must be addressed by a certified HVAC technician. In Dubai, this is often due to a blocked condensate drain line from dust buildup, a damaged drain pan, or improper installation/insulation causing excessive condensation. The technician should clear the drain line, check the pump (if present), and ensure the entire system is draining properly.

For a recurring issue, a professional mold inspection can confirm the extent of the growth inside the wall cavity and recommend remediation. Since this involves your AC system, hiring a company with both HVAC and mold remediation expertise, ideally one that provides before-and-after testing from an accredited lab, ensures the problem is fully resolved and won't return.
