Is AC duct cleaning the landlord's or tenant's responsibility?« Back to Previous Page

The AC vent in our master bedroom in Al Nahda has been blowing this weird, damp socks kind of smell for the last three weeks, especially when it first kicks on. We’ve changed the filters and cleaned the visible parts of the vent ourselves, but it’s only getting stronger. I'm worried it's mold in the ducts. Is cleaning the internal AC ducts the landlord's responsibility, or is that on me as the tenant?

That damp sock smell from your AC is a classic sign of microbial growth, likely from a buildup of moisture and dust in the ductwork. Dubai's high humidity and constant AC use create the perfect environment for this issue.

Regarding responsibility, the landlord is typically responsible for the maintenance of the core AC system, including the internal ductwork, as it is a fixed part of the property. This is a standard expectation under most tenancy contracts in Dubai. Your responsibility as a tenant generally covers routine maintenance like replacing filters and cleaning visible vent grilles, which you've already done.

Since the smell is strong and persistent, document it formally with your landlord or property management company. Request that they address the internal duct cleaning. A professional inspection with a microbe test can identify the specific type and source of the growth, which is crucial for effective remediation. Simply spraying fragrances will not solve the underlying microbial problem. A proper cleaning should include a final verification test to confirm the air quality has been restored.
