AC in Dubai blowing musty smell: DIY fix or professional needed?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be blowing a faint but really unpleasant damp smell every time it kicks on. It’s been getting worse over the last couple of weeks, especially during the peak afternoon heat, and I’m worried about mold in the ducts. Is this something I can fix myself with a cleaning spray from Ace Hardware, or do I absolutely need to call a professional HVAC company here, and if so, what’s the typical cost range for that?

That damp smell is almost certainly microbial growth in your AC system, a common issue in Dubai due to the constant high humidity and year-round AC use that creates condensation. The evaporator coil and drain pan inside your indoor AC unit are the most likely sources, as they are dark, wet, and collect dust—an ideal environment for mould and bacteria.

A consumer-grade spray from a hardware store is a temporary surface-level fix at best. It cannot reach the deep-seated growth within the unit or the ductwork, and the smell will typically return quickly. For a persistent odour that's worsening, a professional inspection is strongly recommended to properly diagnose and resolve the source.

A thorough professional cleaning should involve accessing and cleaning the evaporator coil, sanitizing the drain pan and condensate drain line to prevent clogs, and inspecting the ductwork. The cost for this service is variable; it depends significantly on the severity of the contamination, the type and number of AC units (e.g., split, central), and the accessibility of the system. You should request a detailed assessment and quote.

For any service, verify they provide before-and-after evidence of cleaning, not just a visual wipe-down. In many cases, a microbial swab test from a certified lab is the only way to conclusively identify the type and concentration of biological contaminants, which guides the appropriate remediation protocol.
