What causes black ceiling streaks by AC vents« Back to Previous Page

Our two-year-old villa in Al Barsha has these dark, dusty streaks appearing on the ceiling corners in almost every room, especially the ones with the AC vents. They come back within a week of wiping them down, and I’m worried it’s more than just regular dust. What is this black stuff actually caused by, and what’s the permanent solution to stop it from returning so fast?

The black streaks are a telltale sign of a microbial growth issue, most commonly Cladosporium mould, being blown out from your AC system. In Dubai's climate, this is a frequent problem caused by a combination of year-round AC operation and high ambient humidity. The AC's evaporator coil cools air below the dew point, causing condensation. This moisture, combined with the fine desert dust (fines) that infiltrates the system, creates an ideal environment for mould to grow inside the ductwork and on the coil itself. The AC fan then blows these spores and dust particles against the ceiling, where they stick and accumulate.

Wiping the ceiling is a temporary fix because the source of the contamination inside the AC unit remains. For a permanent solution, the entire system needs a thorough, evidence-based cleaning. This is not a simple surface wipe; it requires accessing and professionally cleaning the evaporator coil, drain pan, and ductwork to remove the biofilm that sustains the growth.

Given the problem is recurring in multiple rooms, a professional inspection is strongly recommended to assess the extent of the contamination. The Dubai Municipality has guidelines for indoor air quality, and reputable providers can conduct this assessment. The key is to hire a service that doesn't just spray a fragrance but provides documented before-and-after evidence, such as lab swab results or imaging, to verify the source has been properly addressed. After a correct deep clean, the streaks should not reappear if the system is maintained.
