Who to call for a damp ceiling patch in villa?« Back to Previous Page

We've lived in our villa in Al Barsha for two years and just noticed a small, dark damp patch on the ceiling in the upstairs hallway. It’s slowly gotten bigger over the last couple of weeks and feels slightly cold to the touch. Who is the best type of contractor to call for this, a painter or a proper maintenance company, and is this something I need to get the building management involved for?

Call a specialist leak detection and repair company, not a painter or general handyman. A painter will only cover the symptom, and the problem will return. In Dubai's climate, a damp patch on an interior ceiling is almost always caused by one of two things: a leaking AC condensate drain line from the unit in the attic space or a small leak in the chilled water piping for your AC system.
You should contact your building management to inform them, as villas in communities like Al Barsha often have specific maintenance protocols. However, for the actual diagnosis and repair, you will need to hire a licensed HVAC and plumbing contractor. They use thermal imaging cameras and moisture meters to pinpoint the exact source of the leak without unnecessary demolition. The constant AC operation here means condensate drain blockages from dust and biofilm are extremely common; the line needs to be cleaned and possibly re-sloped. For a chilled water leak, the pipe joint must be repaired. Once the leak is fixed and the area is completely dry (which can take several days with industrial dehumidifiers to prevent mould inside the ceiling cavity), then you can call a painter for the cosmetic repair. |
