Can I remove recurring AC mold myself or need professional?« Back to Previous Page

My AC unit in the bedroom has been leaking a bit of water and now there's a small patch of black mold on the wall behind the curtain. I tried wiping it with a bleach spray, but it came right back after a few days. Is this something I can tackle myself with a stronger cleaner, or do I need to call a professional mold remediation service to make sure it's gone for good?

Recurring mold from an AC leak is a common issue in Dubai due to the high humidity and constant AC operation. The visible patch is likely just the surface growth; the main colony is often hidden inside the wall or the AC unit itself, feeding on moisture from the leak.

Bleach is ineffective on porous surfaces like drywall or concrete. It only removes surface discoloration but does not kill the root structure (hyphae) inside the material, which is why it returns so quickly. Stronger DIY cleaners face the same problem—they cannot address the hidden moisture source or penetrate deeply enough.

The first step is always to stop the active water leak from the AC unit, as mandated by Dubai Municipality guidelines for maintaining healthy indoor environments. Until the leak is repaired by an HVAC technician, any cleaning is temporary. For a small, recent patch, you could carefully use a dedicated mold remover for porous surfaces, but this only works if the wall is completely dry and the leak is permanently fixed.

Given the rapid recurrence, the mold has likely infiltrated the wall. Disturbing it further with aggressive scrubbing can aerosolize spores throughout the room. For a persistent issue like this, a professional assessment is recommended. They use moisture meters to find the full extent of water damage and containment procedures to remove affected materials safely. In many cases, a small section of drywall must be replaced to resolve it permanently. A company with microbiology lab capabilities can also identify the species, which informs the proper remediation protocol.
