AC leaking water in Dubai humidity: DIY or call pro?« Back to Previous Page

My bedroom’s AC unit has been leaking a small puddle of water onto the floor every afternoon for the last week, and it’s starting to leave a damp mark on the tiles. I’ve tried wiping it up, but it just comes back when the AC kicks on again. What’s the most likely cause for this in our Dubai humidity, and is it something I can fix myself or do I need to call a professional?

The most likely cause is a clogged condensate drain line, a very common issue in Dubai due to our high ambient dust levels combined with high humidity. The AC's evaporator coil pulls moisture from the air, which normally drains away. Dust and microbial growth from the humid air can form a sludge that blocks the pipe, causing water to back up and leak.
You can attempt a simple DIY fix. Turn the AC off at the circuit breaker. Locate the PVC drain pipe that leads outside from the indoor unit. You can try pouring a cup of distilled white vinegar down the access point of the drain line to help dissolve the organic clog. Do not use bleach, as it can damage components and create harmful fumes. If the leak persists after attempting to clear it, or if you are uncomfortable locating the drain line, a professional inspection is necessary. A persistent leak can cause water damage to your property and create a source for mould growth behind walls or under tiles, which becomes a much larger problem. In many cases, a technician will use a specialized vacuum to clear the blockage completely and may recommend a full system cleaning to prevent recurrence, which is a service we provide through our certified network of partners. Given Dubai's year-round AC reliance, scheduling a preventative maintenance check at least once a year is advisable to avoid these issues. |
