Can I clean my AC's dusty coils myself?« Back to Previous Page

My AC has been struggling to cool my bedroom in Jumeirah for the last couple of weeks and the electricity bill just shot up. I pulled the filter out and saw a thick layer of grey dust caked on the coils behind it. Is this something I can safely clean myself with a spray from ACE Hardware, or do I need to call in a professional with the right equipment?

Cleaning surface dust from the front of the evaporator coil yourself is possible, but proceed with caution. A soft brush and a vacuum can remove loose debris. However, those grey, caked-on layers are a mix of fine Dubai dust and moisture, essentially forming a concrete-like sludge deep within the coil fins.

For a basic clean, use a coil cleaner spray from a hardware store. Ensure the AC is off, protect the drain pan from clogging, and never use high-pressure water or harsh chemicals that can damage the aluminum fins or electrical components. This approach may improve airflow temporarily but rarely restores full efficiency.

Given your symptoms—reduced cooling and a spiking electricity bill—the buildup is likely severe and impacting heat transfer. Professional cleaning is strongly advised for a villa unit in our climate. The year-round operation and high humidity mean this sludge often harbours microbial growth that simple sprays cannot address. Professionals use EPA-approved disinfectants and extraction tools to physically remove the biomass without damaging the coil, which is necessary to restore capacity and prevent musty odours from circulating.

DHA regulations for commercial buildings mandate regular professional maintenance for public health; while not required for homes, it follows the same principle. The initial cost is often offset by the restoration of energy efficiency, especially before the peak summer months. For a definitive assessment, a technician can use a borescope to inspect the coil's interior condition.
