AC mold smell in JLT apartment affecting son's allergies?« Back to Previous Page

The AC in my apartment seems to be blowing a weird, damp smell into my son's bedroom, especially at night when it kicks on. We live in a high-rise in Jumeirah Lakes Towers and it’s been happening for the last couple of weeks. I’m worried it’s mold and that it’s affecting his allergies, as he’s been sneezing a lot more. Has anyone else dealt with this and found a reliable company to clean the AC ducts properly?

That damp smell is almost certainly microbial growth in the AC system, a common issue in JLT high-rises due to high humidity and year-round AC use. The condensation pan and evaporator coils are prime locations for mold and bacteria when stagnant moisture mixes with Dubai's pervasive dust.

Your son's increased sneezing is a legitimate concern, as these airborne spores and fragments are a known irritant that can worsen allergy symptoms. The issue often feels worse at night because the system has been idle, allowing odors to concentrate before being circulated.

For a high-rise apartment, the first step is to alert your building management. DEWA regulations and building chiller water contracts often mandate that the central chiller system and main duct risers are their responsibility to maintain. They should inspect and clean the main air handling unit serving your floor.

For the ducts within your apartment, a standard spray-and-wipe service won't solve a deep microbial issue. You need a company that performs a full system inspection with a borescope camera to identify the contamination source and provides before-and-after proof of cleaning, such as photographic or lab evidence. The most reliable providers will be those certified by NADCA or equivalent, as their methods are designed to remove the biomass, not just mask the smell.

Until resolved, regularly replacing your AC's air filter with a high-quality allergen-rated one can help capture some particulates and reduce your son's exposure.
