Should I call my landlord or a technician for AC issues?« Back to Previous Page

The AC in my apartment seems to be struggling to keep up and making a weird rattling noise, especially in the main living area during the afternoon heat. My lease says the landlord is responsible for AC maintenance, but I'm not sure if that includes just the unit itself or also the cleaning of the ducts. Who should I call to get this checked out, my own technician or should I be contacting the building management first?

Contact your building management or landlord first, as your lease stipulates. In Dubai, landlords are typically responsible for maintaining the central AC unit itself, which includes mechanical repairs for issues like a struggling compressor or rattling noise.

The responsibility for cleaning the internal ductwork is less clear and often depends on the lease agreement. The afternoon performance drop is common here; units work hardest during peak heat and can struggle if filters are clogged with fine dust or the condenser is dirty. Your building management will dispatch their approved technician to assess the mechanical unit.

If the technician confirms the unit is functional and the issue is dirty ducts or a blocked airflow path, then you can discuss with your landlord who covers that specific service. For a rattling noise and performance loss, starting with the building's provider is the correct step, as they are responsible for the core system's operation.
