Who is responsible for AC repair, landlord or tenant?« Back to Previous Page

The AC in my bedroom has been making a loud rattling noise for the past two weeks and it's barely cooling anymore. I’m in a rented 2-bedroom in Jumeirah Village Circle and my lease says the landlord is responsible for AC maintenance, but my friend says tenants have to handle servicing. Who is actually responsible for getting this fixed, the owner or me?

Under Dubai's rental law, the landlord is typically responsible for major AC repairs, especially for issues impacting the unit's core function like cooling. Your lease agreement is the primary document that dictates responsibility, so review it for any specific clauses about maintenance or servicing.
The extreme climate here means AC units work year-round under high dust loads, which accelerates wear. A loud rattling noise combined with loss of cooling often indicates a serious mechanical problem, like a failing compressor or a significant refrigerant leak. This is not routine servicing. Contact your landlord or property management company immediately in writing, describing the symptoms and the impact on livability. For urgent cases where a landlord is unresponsive, you can file a complaint with the Rental Dispute Center in Dubai (RDC). Do not attempt a DIY fix, as this could void warranties or make you liable for further damage. A professional inspection is necessary to diagnose the exact fault. |
