Who should fix my villa's ceiling leak in Dubai?« Back to Previous Page

Our villa in Al Barsha has these dark, damp patches that have started to appear on the ceiling in the upstairs hallway, and they’ve gotten a lot bigger since that last big storm a couple of weeks ago. I’m worried it’s a leak from the AC unit or maybe the roof itself, but I have no idea how to even check. For a repair like this in a two-story house, should I just call a handyman or is this something that needs a specialized roofing or AC company, and what’s a realistic price range I should expect to pay?

Start with a specialized AC technician, as the most common cause for ceiling leaks in Dubai villas is a clogged condensate drain line from the AC unit. These lines can become blocked by the dust and microbial growth prevalent in our climate, causing the drain pan to overflow. They can perform a water test to confirm.

If the AC unit and its drainage are ruled out, the issue is likely a roof or building envelope leak, which requires a specialized roofing/waterproofing contractor. The recent storm highlights the need for a professional inspection, as wind-driven rain can exploit minor weaknesses.

Avoid a general handyman for this. A proper repair requires identifying the exact entry point, which often isn't directly above the visible stain. The repair involves interior ceiling work and, more critically, exterior waterproofing to Dubai Civil Defence standards to prevent recurrence.

For a two-story villa in Al Barsha, expect the cost to be significantly higher for a roof leak repair versus an AC drain clearance. The final price is entirely dependent on the leak's source and the extent of the damage discovered. Always request a detailed assessment and quote that explains the cause and the proposed waterproofing method before any work begins.
