Is AC duct cleaning a tenant's responsibility?« Back to Previous Page
|
My kids have been coughing more than usual and I'm starting to suspect the dusty air blowing from our AC vents in the living room is the culprit. We've been in this Jumeirah Village Circle apartment for almost three years and I don't think the ducts have ever been cleaned. As a tenant, am I responsible for arranging and paying for duct cleaning, or is that something the building management or landlord should handle?

In Dubai, tenants are typically responsible for maintaining the interior of the AC unit, like cleaning or replacing filters. However, the ductwork itself is generally considered part of the building's infrastructure and falls under the landlord's responsibility for major maintenance and cleaning, as per the standard Dubai rental contract (Form B). Your first step should be to formally notify your building management or landlord about the issue, as they are obligated to provide a habitable property.
Given the climate here—constant AC use, high humidity promoting microbial growth, and fine desert dust—ducts can accumulate significant debris and mould in three years. This contamination is a common cause of the irritation and coughing you're describing. A professional inspection is the only way to verify the state of the ducts; a certified provider can use borescope cameras to show you the actual buildup inside. If the inspection confirms excessive dust or microbial growth, present these findings to your landlord to request a cleaning. They have a vested interest in maintaining their property's systems. If they are unresponsive, the Dubai Land Department's Rental Dispute Center is the official channel for such tenancy issues. |
