Is fixing a noisy AC the tenant's responsibility?« Back to Previous Page

My bedroom's AC has been making a loud grinding noise every time it kicks on, and it’s been getting worse over the last two weeks. I’m in a rented apartment in Jumeirah Village Circle and my lease agreement is a bit unclear. Is fixing something like this my responsibility as the tenant, or should I be contacting my landlord for this?

In Dubai, the responsibility for AC repairs typically falls on the landlord for issues beyond basic maintenance, and a grinding noise points to a mechanical failure. Your tenancy contract is the primary guide, but standard agreements often state the landlord is responsible for the structural integrity and major systems of the property, which includes the AC unit itself.

The constant demand from our climate—year-round operation, high humidity, and fine dust—puts significant strain on AC compressors and fan motors. A grinding sound that's worsening often indicates a failing bearing or a problem with the compressor, which is a major repair. You should immediately notify your landlord or property management company in writing, describing the noise and its progression. This creates a formal record and is your first step.

Continue using the AC if possible, but be prepared for it to fail completely. For a rental, do not hire a technician yourself without written authorization from the landlord, as this could void any agreement. If the landlord is unresponsive, you can reference the Dubai Land Department's regulations, which generally obligate the property owner to maintain the premises in a habitable condition, which includes functional climate control. A professional inspection would be needed to diagnose the exact cause, and that cost negotiation should be initiated by the landlord.
