My landlord is doing the annual AC deep cleaning next week and I’ve noticed a ton of dust and grime has settled on all the window sills and the top of my kitchen cabinets from the construction next door. I’ve been here for a year and my tenancy contract is a bit vague on this. Am I expected to do a full dusting and wipe-down of the entire apartment before they come, or is that part of the cleaning they’ll handle?

Landlord-arranged AC deep cleaning typically focuses only on the AC system itself—the indoor fan coil unit, filters, and condensate drain line. It does not include general housekeeping like dusting surfaces, window sills, or kitchen cabinets. In Dubai, this is standard practice; the maintenance team's priority is mechanical function and internal component hygiene.

You are responsible for the general dusting and cleaning of your apartment. The extreme outdoor dust and sand in the UAE, combined with nearby construction, means fine particulate matter infiltrates and settles constantly. If this dust is disturbed during AC work, it can be recirculated and even worsen your indoor air quality temporarily.

Before the technicians arrive, it is highly advisable to do a thorough dusting and wet-wiping of all surfaces, especially around the AC vents and the immediate area where they will be working. This protects your belongings from the dislodged grime and gives them clean access to the units. After they finish, expect some residual dust and plan to wipe down surfaces again. For severe, persistent dust issues from construction, improving your apartment's airtightness and using high-quality air purifiers with HEPA filters can help manage the particulate levels.
