How to permanently remove black mold from bathroom tile grout?« Back to Previous Page

The grout between the floor tiles in my Jumeirah villa's main bathroom has started turning black, especially in the corners near the shower. It’s been slowly getting worse over the last couple of months, and no matter how much I scrub with bleach, it comes back within a week. I'm worried it's mold and that the humidity is making it spread. What's the most effective long-term solution to kill this for good and seal it so it doesn't return?

The black discoloration in your grout is almost certainly mold, a common issue in Dubai bathrooms due to high ambient humidity and the constant cycle of wet and dry from showers. Bleach is a surface-level fix; it can't penetrate porous grout to kill the root structure (hyphae), which is why it returns so quickly.

For a long-term solution, start by killing the mold at its source. Use a dedicated EPA-approved fungicidal cleaner, not bleach. These are formulated to penetrate and kill the organism. For severe, recurring cases, the grout may be too compromised and require professional removal and re-grouting. This is often the most permanent fix.

After treatment, the critical step is controlling the humidity that allows it to thrive. Ensure your bathroom's exhaust fan is functional and run it for at least 30 minutes after each shower. If you don't have one, installing one is essential. Wiping down wet tiles and squeegeeing shower walls after use removes standing water. Finally, once the grout is completely clean and dry, apply a high-quality penetrating grout sealer. This creates a hydrophobic barrier, making it much harder for moisture to be absorbed and for mold to regrow.

If the problem persists or covers a large area, a professional inspection can determine if there's a hidden moisture issue behind the tiles. Companies with microbiology labs can test a swab to identify the mold species and recommend a targeted, effective treatment protocol.
