AC Coil Cleaning Cost and DIY Feasibility for Villa?« Back to Previous Page

Our master bedroom AC in our Jumeirah Park villa has been struggling to cool the room for the last two weeks and I noticed the air coming out feels weak and just not as cold. I checked the filter and it was clean, so I’m pretty sure the coils are the issue since we’ve never had them serviced in the four years we’ve lived here. What’s the typical price range to get the indoor evaporator coils professionally cleaned for a single unit, and is this a job I can realistically DIY to save some money?

Weak airflow and reduced cooling with a clean filter strongly points to dirty evaporator coils. After four years of Dubai's high dust load and year-round AC operation, significant buildup is almost certain.

For a single unit in a villa, professional cleaning costs vary significantly based on unit size and accessibility. A simple wall-mounted split unit will be at the lower end of the spectrum, while a larger concealed ducted system requiring panel removal will be more involved. The only way to get an accurate cost is to request an on-site assessment from a certified technician.

DIY cleaning is not recommended for this issue. Evaporator coils are fragile and easily damaged by incorrect brushing or using the wrong cleaning agents, leading to costly refrigerant leaks. Effective cleaning requires specialized, low-pressure chemical solutions and tools to properly break down the hardened dust and microbial slime, followed by a careful rinse to prevent residue from being blown into your room. In a climate like Dubai's, improper cleaning can leave behind moisture that promotes mould growth inside the unit, creating a new indoor air quality problem.

For a precise diagnosis and to avoid damaging your AC system, a professional inspection is the most reliable course of action.
