AC leaking water and causing mold in Dubai apartment?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water onto the carpet below it, and now I’m seeing a few small black spots in that area. It’s been humid lately and I’m worried it’s the start of a mold problem. What’s the best way to clean this up myself and who should I call to fix the AC unit to stop it for good?

A water leak from your AC unit in Jumeirah Village Circle is a common cause for mold growth, especially with our high humidity. The black spots are likely mildew or mold starting from the moisture.

For a small area, first fix the leak. Dry the carpet immediately using a wet/dry vacuum and fans. Then clean the visible spots with a solution of white vinegar or a diluted bleach mixture (1 part bleach to 10 parts water), but ensure good ventilation. This addresses surface growth only.

The root cause is the AC leak, which must be repaired to prevent recurrence. Common issues include a clogged condensate drain line—a frequent problem with Dubai's dusty air—a damaged drain pan, or low refrigerant levels. You need a certified HVAC technician to diagnose and fix it permanently. For the underlying carpet and padding, if the moisture has soaked in, professional drying or replacement may be necessary to prevent mold inside the layers.

Given the visible growth, a professional inspection is wise. Mold can spread inside the AC unit or under flooring. Surface cleaning doesn't address hidden colonies or potential health risks from spores. A certified mold inspector can use moisture meters and air sampling to assess the full extent. Companies with their own microbiology labs can identify the species, which is crucial for understanding any health risks and verifying the cleanup was effective. For a persistent leak and visible mold, this diagnostic step is recommended.
