Black mold in closet: landlord or mold pro first?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading in the corner of our master bedroom closet, behind all the clothes. It’s on the wall that faces the outside of the building. I’m really worried it’s gotten into the drywall. Who is the best professional to call for a proper mold remediation in Dubai, and should I be contacting my landlord first or just getting it assessed myself?

Contact a certified mold inspector first for an independent assessment. They will identify the moisture source, test to confirm the species, and provide a detailed remediation protocol. In Dubai, the exterior wall location suggests a possible leak or thermal bridging issue, where cool indoor air meets the humid outdoor heat, creating condensation inside the wall.

You should then contact your landlord with the inspector’s professional report. According to standard Dubai rental contracts (EJARI), landlords are typically responsible for addressing structural issues like leaks and the resultant damage, including mold remediation. Presenting a documented assessment from a third-party expert prevents disputes over the severity or cause.

Do not attempt to clean it yourself with bleach, as this can aerosolize spores and spread the problem. The mold has likely penetrated the drywall if it's visible as spreading spots, meaning the affected material will need to be safely removed and replaced by a remediation professional to prevent recurrence. Keep the area ventilated and avoid disturbing the growth until it can be inspected.
