The AC in my apartment seems to be leaking water onto the floor of my second bedroom in Jumeirah Village Circle, and it’s starting to leave a small stain on the ceiling below. I’m pretty handy, but I’m not sure if this is a simple drain pipe unclogging job I can do myself or if I need to call a professional technician. Is this something I can fix on my own with basic tools?

A clogged condensate drain line is the most common cause of AC leaks in Dubai, and it's often a DIY fix if you're comfortable. The extreme humidity here means your AC produces a large volume of condensation daily, and that drain line is prone to blockage from dust and microbial growth (biofilm).
You can attempt to clear it by locating the white PVC drain pipe that exits your outdoor unit or indoor air handler. Using a wet/dry vacuum to suction the clog from the outdoor end is a common method. Alternatively, you can try flushing it with a mixture of warm water and vinegar from the indoor access point. Avoid using harsh chemicals, as they can damage the pipe and are often prohibited by community management regulations. However, if the leak is significant enough to stain a ceiling below, the issue may be more complex than a simple clog. The drain pan could be cracked, the condensate pump (if installed) may have failed, or the unit could be improperly levelled. Given the high cost of water damage repairs in JVC apartments and potential liability with strata management, a professional inspection is strongly recommended. A certified technician can diagnose the root cause, ensure the drain line is fully cleared and sanitized to prevent rapid re-clogging, and verify the entire system is functioning correctly.
