Can I remove black patio mold myself or hire a professional?« Back to Previous Page

The grout between the tiles on my villa's outdoor patio in Jumeirah has turned completely black over the summer, and it's not just dirt. I think it might be mold or mildew from the humidity. I've tried scrubbing it with a brush and some bleach, but it barely makes a dent and the smell is awful. Is this something I can realistically tackle myself with a specific product, or should I just call a professional cleaning company to deal with it?

This is a very common issue for villas in Jumeirah and across Dubai. The black discoloration in your grout is almost certainly a combination of mold, mildew, and airborne dust particulates, which bond together in our high humidity and create a stubborn, deeply ingrained biofilm. While bleach is a common go-to, it is largely ineffective on porous surfaces like grout; it may bleach the surface temporarily but does not kill the roots, hence the quick return and unpleasant odor.

For a small area, you could attempt a targeted approach using a high-quality, oxygen-based mold remover or a concentrated alkaline cleaner designed for grout, which are more effective and less noxious than chlorine bleach. However, given that this is an outdoor patio exposed to the elements, the problem is likely extensive beneath the surface.

In the UAE, dealing with mold is not just an aesthetic concern. Prolonged exposure can pose health risks and, for rental properties, may conflict with Dubai Municipality's standards for healthy living conditions. DIY methods often fail to address the root cause, which is typically excess moisture, and can damage the grout, leading to more costly repairs.

Considering the climate—extreme humidity that facilitates rapid microbial growth and constant dust that provides a food source—this is a persistent problem. For a guaranteed and lasting solution, I strongly recommend a professional assessment. Our team at Saniservice specializes in diagnosing the moisture source and employing industrial-grade hygienization techniques, such as steam cleaning and antimicrobial sealing, that eradicate the growth and protect against recurrence. This ensures your outdoor space is not only clean but also safe for your family.
