My villa's ground floor tiles in Jumeirah have started to feel gritty and look permanently dusty, no matter how much I mop. I think the sand from our shoes is getting tracked in and scratching the surface. What’s the best way to create a sand trap system at the entrance to stop this from getting worse?

The most effective approach is a multi-stage system to capture sand before it enters. Start with a coarse outdoor mat outside the main entrance door to scrape off the bulk of sand and dust from shoe soles. Follow this immediately inside with a high-quality, absorbent indoor mat to capture finer particles and any moisture. In Dubai's climate, these mats should be cleaned and shaken out frequently, as they can become saturated quickly and just redistribute grit.

For a more permanent solution, consider installing a recessed grille or track-off system directly into the entranceway floor. These systems trap sand and dust in a lower tray that can be easily vacuumed or washed out. They are highly effective at keeping the debris contained and are a common feature in many UAE villas for this exact reason.

The grittiness you feel is likely micro-scratches on the tile surface from the fine, hard quartz in desert sand. Once the surface is etched, it becomes harder to clean and appears dull. To manage what already exists, use a microfiber mop with plain water; avoid harsh cleaners that can strip sealants and make the problem worse. For severely scratched tiles, a professional assessment can determine if polishing or resealing is needed to restore the surface.
