How to remove and prevent exterior wall streaks in Dubai?« Back to Previous Page

My villa in Jumeirah has these ugly greyish streaks running down the exterior walls, especially on the side that gets the afternoon sun. They've gotten much worse since the last sandstorm a couple of weeks ago. I've tried hosing it down but it doesn't make a difference. What's the best way to remove this buildup and is there a specific coating or treatment I can apply to prevent it from happening again after the next sandstorm?

The greyish streaks you're describing on your Jumeirah villa are a very common issue in Dubai, primarily caused by a combination of fine sandstorm dust, high humidity, and condensation from year-round AC usage. When the mineral-laden dust settles on the exterior and then gets dampened by humidity or AC condensate runoff, it creates these stubborn, streaky deposits that are essentially cemented onto the surface. Simple hosing is ineffective as it only wets the deposit without breaking its bond.

For removal, a professional softwash system is strongly recommended. This uses specialized, eco-friendly cleaning solutions combined with low-pressure water to safely break down the mineral and dust buildup without damaging the underlying render or paint. It is crucial to avoid high-pressure washing, which can force water into the microstructure of the wall, leading to moisture ingress and future spalling or efflorescence.

To prevent rapid recurrence, applying a high-quality hydrophobic coating after a thorough cleaning is the most effective solution. These silicone-based sealants form an invisible, breathable barrier that causes water and dirt to bead up and roll off the surface, significantly reducing streaking. For the best results, we recommend a professional application to ensure even coverage and maximum durability against the intense UV exposure.

Given the specific conditions in Dubai, a professional inspection can identify the exact composition of the streaks and the condition of your wall substrate to determine the optimal cleaning and protection protocol.
