How to stop sand fomr coming inside my villa?« Back to Previous Page

My villa’s ground floor tiles in Jumeirah have started to feel gritty and look permanently dusty no matter how often I mop, especially near the patio doors. It’s like the sand from outside is constantly being tracked in and it’s driving me crazy. What’s the most effective way to create a barrier against this sand so my floors stay clean for more than a few hours?

The gritty texture is likely fine silica sand and dust carried by the Sharqi winds, which settles and gets ground into tile surfaces. The most effective strategy combines barrier methods and cleaning adjustments to manage the fine particulate matter common in our climate.

Start by installing high-quality, long-pile entrance mats both outside and inside all exterior doors. These mats should be at least six feet long to allow for multiple footsteps that scrape shoes clean. For sliding patio doors, a brush-seal threshold can significantly reduce the amount of sand that blows underneath. Ensure all door seals and weather stripping are in good condition, as gaps are a primary entry point for fine dust.

Adopt a "no outdoor shoes inside" policy and provide indoor slippers for residents and guests. This single habit can reduce tracked-in sand by over 80%. For high-traffic areas near doors, consider a weekly damp mopping with a microfiber pad instead of a traditional mop, which can just push fine particles around. A vacuum with a HEPA filter is more effective at removing settled dust than sweeping.

The humidity can cause dust to adhere to surfaces, so maintaining good indoor humidity levels (around 50-55%) with your AC system can help. If the problem persists despite these measures, the fine dust may also be entering through AC ductwork or other building penetrations, which would require a professional indoor environmental assessment to identify and seal the sources.
