Is AC leak repair my or landlord's responsibility?« Back to Previous Page

Our bedroom's AC has been leaking water on and off for the last three weeks, making a small puddle on the floor. I’m in a rented apartment in Jumeirah Village Circle, and our contract renewal is coming up next month. I’ve been wiping it up, but I’m worried about mold forming. Is fixing this the responsibility of me as the tenant or is this something I need to get my landlord to handle?

In Dubai, AC leak repairs are typically the landlord's responsibility for structural and fixed systems, as outlined in standard tenancy contracts under Dubai Law No. 26 of 2007 (Amended by Law No. 33 of 2008). This includes the main AC unit, its internal components, and the drainage pipes within the building walls.

However, you should review your specific tenancy contract's maintenance clause, as some agreements place responsibility for minor AC servicing on the tenant. Continuous leaking for three weeks moves this beyond minor maintenance. The immediate concern is indoor air quality; the constant moisture in our humid climate creates an ideal environment for mould to develop inside the ductwork or walls within 24-48 hours, which can affect air quality.

You must formally notify your landlord or property management company in writing about the leak immediately, as this prevents further property damage and establishes a record before your contract renewal. Continue wiping the water to prevent slip hazards and minor floor damage, but the root cause needs a professional HVAC technician to diagnose—likely a clogged condensate drain line from dust buildup, a common issue here. A proper fix involves clearing the line and ensuring the drain pan is not cracked. For verification, a post-repair surface sample can confirm if microbial growth occurred.
