Is AC repair my responsibility as a tenant?« Back to Previous Page
|
The AC in my bedroom has been making a loud grinding noise every time it kicks on, and it's been getting worse over the last two weeks. I'm in a rented 2-bedroom in Jumeirah Village Circle and my contract is a bit vague about this. I’ve already changed the air filter myself but that didn’t help. Am I responsible for calling an AC technician for this repair, or is this something my landlord needs to handle?

In Dubai, standard tenancy contracts typically place responsibility for major AC repairs on the landlord, as the AC is considered a core part of the property's fixtures. However, the contract's wording is paramount. Check for any specific clauses about "maintenance" versus "repairs." Basic maintenance like filter changes is often a tenant's duty, but a grinding mechanical noise indicates a failing component, which is a repair issue.
Given the climate, with year-round AC use and high ambient dust, wear and tear on compressors and fan motors is common. A persistent grinding noise that's worsening often points to a seized bearing or a failing motor, which requires a professional technician's assessment. Continuing to run it risks a complete breakdown, especially during peak summer months. Your first step is to formally notify your landlord or property management company in writing (email is best), describing the issue and stating that changing the filter did not resolve it. Include a video of the noise. This creates a dated record of your request. They are generally obligated to provide a habitable property, which includes functional cooling in Dubai. If they are unresponsive, you can reference Dubai's Rental Law, which implies the landlord's responsibility for major repairs. For a definitive course of action, you can contact the Dubai Land Department's (DLD) Rental Dispute Center for guidance. Do not instruct a technician yourself without landlord approval, as you may be held liable for the cost. A professional inspection is needed to diagnose the exact fault and provide the landlord with a repair assessment. |
