Is black grout in my rental bathroom my responsibility to clean?« Back to Previous Page

The grout between the tiles in our JBR apartment's main bathroom has started turning black, and I'm worried it's mold. Our tenancy contract is up for renewal in a couple of months, and we've been here for three years. I'm not sure if this is just normal wear and tear that the landlord should handle or if it's my responsibility to get it deep cleaned. Who is typically responsible for this kind of cleaning issue in a rental?

Based on the climate in Dubai, particularly the high humidity and year-round AC usage, black discoloration in bathroom grout is an extremely common issue. This is often a combination of mold, mildew, and dirt accumulation, exacerbated by the moist environment.

In terms of responsibility under UAE tenancy law, the distinction hinges on "normal wear and tear" versus damage due to tenant negligence. General cleaning and maintenance during your tenancy are typically the tenant's responsibility. This includes routine surface cleaning to prevent such buildup. However, if the issue is a result of a pre-existing problem like poor ventilation, leaking pipes behind the tiles, or insufficient waterproofing—which would constitute a property defect—then it falls under the landlord's obligation to rectify the underlying cause.

Given that you've been in the apartment for three years, a strong argument can be made that this is gradual wear and tear. The landlord may be responsible for the deep cleaning or regrouting required to restore it, especially if you can demonstrate that you have performed regular cleaning. The first step is to formally notify your landlord or property management company of the issue before your contract renewal. They will often arrange for a solution to maintain the property's condition.

For a definitive assessment, I recommend a professional inspection. Our experts at Saniservice can determine if the discoloration is superficial mold (which a hygienization service can resolve) or a sign of a more serious moisture issue. We provide detailed reports that can be used to clarify responsibility with your landlord.
