Is black grout wear and tear or tenant responsibility?« Back to Previous Page

The grout between the floor tiles in my kitchen in Jumeirah Village Circle has turned almost black, and no matter how much I scrub, it won't come clean. My tenancy contract is up for renewal in a couple of months, and I'm worried the landlord will try to deduct from my security deposit for this. Am I responsible for replacing the grout, or is this considered normal wear and tear that the property owner should handle?

Black grout in kitchens is rarely just surface dirt in Dubai's climate; it's typically deep-seated microbial growth due to constant humidity, food spills, and dust. This is a maintenance issue, but responsibility hinges on whether it's classified as damage or wear and tear.

Under the RERA tenancy law, tenants are responsible for damage caused by negligence or misuse, while landlords handle repairs for normal wear and tear. Because Dubai's high humidity and airborne dust create a perfect environment for mold and algae to penetrate porous grout, this is often considered a property upkeep issue, not tenant-caused damage. The key factor is proving you performed routine cleaning. If you have records showing you regularly maintained the area and the discoloration persisted, your case is stronger.

Before renewal, document everything with clear, time-stamped photos showing the grout from multiple angles. Professionally clean it one more time, perhaps with a dedicated grout cleaner or a paste of baking soda and vinegar, to demonstrate you've made a good-faith effort. If it remains black, the growth is likely subsurface.

For a definitive assessment, a professional inspection can determine if the issue is microbial infiltration or physical damage. This provides a neutral, third-party report you can present to the landlord. In many cases, a discussion with the landlord, supported by your evidence, can resolve this without deposit deductions, as re-grouting is a standard maintenance procedure for properties here.
