Is black mold in my AC an emergency?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been making a weird damp smell for the last couple of weeks, and now I've just spotted some black, fuzzy patches on the wall behind my bedroom wardrobe. I’m worried this is making my allergies act up, but my landlord is being slow to respond. How serious is this, and is it something I need to push for an emergency fix or can it wait a few days?

Black mould in your AC, especially in a humid climate like Dubai's, requires prompt attention but is not typically a medical emergency for healthy adults. The damp smell and wall patches indicate an active moisture issue, likely from a clogged condensate drain line or a leak, which is common with year-round AC use.

The primary risk is to your health; it can significantly worsen allergy symptoms, cause sinus congestion, and irritate airways. For individuals with asthma or compromised immune systems, the risk is higher. The confined space of a bedroom, combined with the AC circulating spores, means you're constantly exposed.

While not an emergency requiring immediate evacuation, you should not let this wait for weeks. Document everything with photos and dates as this is critical for your landlord. Under Dubai rental laws, the landlord is responsible for maintaining the property's habitability, which includes addressing mould issues stemming from building defects or faulty AC systems. Formally notify them in writing (email is best) and request immediate inspection and remediation.

A professional inspection is needed to locate the moisture source. Simply wiping the visible mould away is insufficient—the hidden colony inside the AC unit or wall cavity will regrow. A proper fix involves identifying and repairing the water leak, followed by professional mould remediation to prevent recurrence and ensure spores are contained during cleaning. Pushing for a certified professional who can provide a verifiable post-remediation report is your best course of action.
