Is black slimy grout landlord's responsibility?« Back to Previous Page

The grout between the tiles in our Jumeirah Village Circle bathroom has started turning black and feels slimy, especially near the shower drain. We’ve been here almost a year and it’s gotten much worse over the last few months despite regular cleaning. Is this a mold issue I need to handle myself, or is this the kind of deep cleaning the building maintenance or landlord should be responsible for?

Black slimy grout is almost certainly a mould or mildew issue, heavily exacerbated by Dubai's high humidity and the constant moisture in a bathroom. The damp, porous grout provides an ideal environment for microbial growth.

In rental properties, responsibility hinges on whether the issue is due to maintenance or a design/construction flaw. If the problem is purely surface-level and a result of cleaning practices, it typically falls to the tenant. However, if the black growth is persistent, returns quickly after cleaning, and feels slimy (indicating a deeper biofilm), it often points to a underlying moisture problem. This could be inadequate bathroom ventilation, cracked or improperly sealed grout allowing water penetration, or even a minor leak from the drain pipe behind the tiles.

Landlords in Dubai are generally responsible for maintaining the property's structure and ensuring it is habitable, which includes addressing defects that lead to chronic dampness and mould. Your first step should be to formally notify the landlord or building management in writing, describing the issue and its persistence. Request they investigate the root cause, as a professional inspection may be needed to check for hidden water damage. They should be responsible for any repairs to the ventilation system, regrouting, or resealing. For a case this advanced, standard cleaning won't suffice; the biofilm needs to be professionally removed and the area treated to prevent rapid regrowth.
