Is brown AC residue dangerous and needs immediate cleaning?« Back to Previous Page

My bedroom AC unit in my Jumeirah apartment has started dripping a brown, sticky residue onto the floor and the walls are getting these dark streaks. It’s been getting worse over the last week and I’m worried it’s mold or something really bad for our health. Is this something that needs to be handled by a professional cleaning service immediately, or can it wait until the weekend?

That brown, sticky residue and the dark streaks are strong indicators of microbial growth, most likely mould, being blown out from within your AC unit. In Dubai's climate, with high humidity and constant AC use, this is a common but serious issue that should not be ignored.

The substance itself is a mixture of dust, moisture, and microbial biomass. While not all mould is highly toxic, any type continuously aerosolized into your bedroom air can cause significant health effects. These include worsened allergies, sinus congestion, respiratory irritation, and persistent coughing, especially as you're sleeping in that environment for hours. The risk is higher for children, the elderly, or anyone with asthma.

This situation warrants a professional inspection and cleaning sooner rather than later. Letting it continue for days allows the growth to spread further into the ductwork and drain pan, making the cleanup more extensive. A proper service will do more than just wipe the vents; they should dismantle the unit to clean the evaporator coils, blower fan, and drain pan—the primary sources of this problem. The Dubai Municipality has clear guidelines on indoor air quality, and a contaminated AC system is a primary violation of those standards.

For verification, ask any service provider you contact how they will document the cleanup. A reputable company should be able to provide before-and-after evidence of the internal components being cleaned, not just the visible parts. Given the symptoms you've described and the rapid progression, arranging for an assessment within the next few days is a prudent step for your indoor health.
