The grout between the floor tiles in our Jumeirah Village Circle apartment bathroom has been getting darker and blacker for months, no matter how much I scrub. We’ve been here for over a year and I’m worried it’s mold. Is this something I should be deep cleaning myself, or is the building maintenance responsible for fixing this under the rental agreement?

Under standard Dubai rental agreements (EJARI), building maintenance is typically responsible for the structural integrity of the apartment and addressing issues arising from building-wide problems, like faulty ventilation or water leaks from another unit. However, they are generally not responsible for mold caused by internal condensation from showers and daily use. This is considered part of the tenant's responsibility to maintain cleanliness and proper ventilation.

For a case this persistent, a surface clean won't suffice. You need a professional assessment to determine the root cause—whether it's purely surface humidity or something more serious like a hidden leak. A proper inspection can identify the species to understand the potential risk. In the meantime, run the bathroom exhaust fan for at least 30 minutes after every shower and keep the door open to improve air circulation, which can help reduce further growth. If the issue is widespread or linked to a building defect, then you would have a case to formally request action from your building management.
