Is cleaning balcony residue after building wash my responsibility?« Back to Previous Page

Our building just did its annual deep clean of the exterior windows, but now there's a gritty, soapy residue all over my balcony tiles and the glass balcony door. I tried hosing it down but it left streaks and a weird film. Since it was the building's maintenance team that caused the mess, is it my responsibility as the tenant to get this professionally cleaned, or should I be contacting the landlord or building management to fix it?

Generally, the building management or owner is responsible for rectifying any mess or damage caused by their contracted maintenance work. This includes residue from exterior cleaning that affects your private property, such as the balcony. The initial step is to formally notify your building management or owner's association in writing, detailing the issue and including photos of the residue and streaks. They are typically obligated to instruct their cleaning contractor to return and properly rectify the aftermath.

In Dubai's climate, leaving a soapy film is particularly problematic. The high humidity can cause the residue to attract and trap dust and sand particles, creating a gritty, hardened layer that becomes more difficult to remove over time. Furthermore, this residue can etch into glass and tile surfaces if not addressed correctly with the proper cleaning agents and techniques, potentially leading to permanent damage.

If the building management is unresponsive, you should then escalate the issue to your landlord. As the tenant, you are responsible for routine cleaning, but damage or neglect caused by a third-party contractor is not typically your financial burden to bear. For a persistent, hardened film, a professional assessment is wise to determine the correct cleaning method and prevent surface damage; some companies specialize in post-construction cleanup and can provide the necessary assessment. The most credible service providers will be able to explain the chemistry of the residue and the specific, non-damaging process required for its removal.
