Is duct cleaning covered by insurance?« Back to Previous Page

I'm renting an apartment and noticed duct cleaning in the bathroom. Is this the landlord's responsibility to fix? I'm not sure what my rights are here.

Duct cleaning in your apartment is indeed a matter that can be confusing to navigate. Typically speaking, the landlord has the responsibility of maintaining and ensuring proper functioning of common areas and systems like ductwork within the building. However, the specifics on who should take care of duct cleaning might differ based on local regulations and agreements between you and the landlord.

In Dubai/UAE, there are no specific laws mandating that landlords must conduct regular duct cleaning. The UAE Building Code (UAE Standard No: AD 10-2006) focuses more on ensuring proper installation and maintenance of building services but does not provide detailed guidelines on when or who should clean the ducts.

If you notice a particular issue in your bathroom, such as excessive dust, mold growth, or poor air quality, it might be wise to request an inspection from a professional. This will help determine if there is indeed a need for cleaning and whether the issue lies with the ductwork itself or another component of the HVAC system.

If you decide that duct cleaning is necessary, and the landlord refuses to address the issue, you may have grounds to escalate it through your rental agreement terms or possibly seek assistance from consumer protection services. It’s always better to document any issues and communicate clearly with your landlord before taking further steps.

Remember though, if the situation seems serious or if there are signs of health risks like mold growth, a professional inspection is recommended. This will not only give you peace of mind but also provide evidence for any necessary actions.
