Is this mold from a leak or our AC unit?« Back to Previous Page

We've lived here for 2 years and just noticed a line of black, fuzzy mold creeping along the corner where the wall meets the ceiling in our master bedroom. It's on an interior wall, not near the window, and the room always feels a bit damp even with the AC on. Is this likely a leak from the building or could it just be a problem with our own AC unit causing condensation?

Based on your description of a black, fuzzy mold line at the ceiling-wall junction in your master bedroom, this is a very common issue we encounter in Dubai properties. The location on an interior wall, away from the window, combined with a persistent damp feeling, strongly suggests an issue related to your air conditioning system.

The most probable cause is condensation from an AC air duct or unit. In Dubai's high humidity, AC systems that are not properly insulated or are set at extremely low temperatures can cause significant condensation to form within the ductwork or on cold surfaces. This moisture then migrates into the wall cavities and ceiling, creating the perfect damp environment for mold growth. A leak from the building is less likely on an interior wall, though a leaking pipe from the apartment above could be a possibility.

I strongly recommend a professional inspection. Our certified inspectors use thermal imaging cameras and moisture meters to pinpoint the exact source of the moisture without invasive demolition. This is crucial, as simply cleaning the visible mold will not solve the problem if the underlying moisture issue remains unaddressed.
