Mold found during inspection: landlord or tenant responsibility?« Back to Previous Page

My landlord is doing the annual inspection next week and I just noticed a ton of mold in the corner of my walk-in closet where my shoes are stored. It's been so humid lately and I think it's coming from the AC unit. Am I supposed to handle cleaning this myself with a special solution, or is this something I need to report to the landlord to fix properly?

Report this to your landlord immediately before the inspection. In Dubai, structural issues and problems with fixed installations like AC units are typically the landlord's responsibility, especially if the mould is due to a leak, poor insulation, or a malfunctioning AC drain line.

Cleaning it yourself is not advisable. Surface cleaning with a store-bought solution only addresses visible growth, not the underlying moisture source. The high humidity here means it will almost certainly return. The landlord needs to arrange for a professional to first identify and rectify the cause—be it a clogged condensate drain, a leak in the wall, or insufficient sealing. Only after the source is fixed should the affected area be properly remediated to prevent regrowth and potential health issues from airborne spores. For your records, it's wise to document the issue with clear photos and send a written notification to the landlord.
