Persistent musty bathroom smell, how to find and fix?« Back to Previous Page

The master bathroom in our Jumeirah Park villa has had this musty smell for weeks, especially near the shower area, and it's getting worse with the humidity. I've tried cleaning the grout and tiles thoroughly, but it just comes back a few days later. I’m worried there’s a hidden leak or mold growing behind the walls. What’s the best way to find the source of this smell and permanently fix it?

That persistent musty smell returning after cleaning strongly suggests hidden mould growth, a common issue in Dubai's bathrooms due to high humidity and year-round AC use. The most likely culprit is a small, persistent leak or moisture trapped behind the tiles, under the shower tray, or within the wall cavity.

Start by inspecting the silicone sealant around the shower and toilet; even a tiny breach can allow water to seep into the substrate. Check for any cracks in the grout or loose tiles. Since the smell is strongest in a specific area, the source is likely localized there.

For a permanent fix, a professional inspection is highly recommended. They use specialized tools like thermal imaging cameras and moisture meters to pinpoint the exact location of moisture intrusion without destructive investigation. In many villas, the issue is a failed waterproofing membrane behind the tiles.

Once the source is identified, the repair involves fixing the leak, thoroughly drying the area with industrial equipment, and replacing any damaged materials. Simply surface cleaning will never resolve a problem originating behind the walls. Companies with in-house microbiology labs can also take samples to identify the mould type, which informs the correct remediation protocol.
