Should I clean ducts or is landlord responsible?« Back to Previous Page

After the rain last month, I noticed a bit of mold growing behind the wall in the dining room. The AC in my apartment seems to be running less efficiently lately too, almost like it’s struggling more than before. My landlord mentioned that tenants are responsible for their own maintenance, but I’m not sure if duct cleaning falls under that or if it should be handled by him. Should I bring this up with the landlord or is there a way I can clean the ducts myself?

Cleaning ducts can be quite a task and it's important to consider the safety and efficiency of your home's air quality. In the UAE, particularly in Dubai, regulations around indoor environmental quality aren't as strictly enforced as those in other parts of the world, but landlords are expected to maintain the property in good condition.

Firstly, if you've noticed mold growth behind walls or your AC system is running less efficiently, it's advisable to get a professional inspection done. Mold can be harmful and improper cleaning could spread spores around. In Dubai, companies like Saniservice offer expert mold inspections and remediation services which are highly recommended.

Regarding the responsibility of duct cleaning, typically in the UAE, tenants are responsible for their own maintenance unless there is an agreement stating otherwise between you and your landlord. However, if your AC system was installed by the landlord or they agreed to keep it maintained, they may have a responsibility to ensure its proper functioning.

If you decide to clean the ducts yourself, be prepared as it can get messy and dangerous without professional knowledge. Start by turning off the power supply at the breaker box to avoid any electrical hazards. Wear protective gear like gloves and masks when handling dust or mold particles. You may need to remove registers from your walls and ceiling to access all parts of the duct system.

Here's a tip: in Dubai, many property managers might not be aware of the extent of tenant responsibilities regarding HVAC systems. It’s always good practice to clarify with them before embarking on any cleaning tasks. If you're unsure about what needs to be done or if your landlord isn't cooperative, it would be wise to consult a professional.

Lastly, remember that regular maintenance is key to keeping your home comfortable and healthy. In Dubai's climate, where humidity can often be high after rainfalls like the one last month, proper air duct cleaning can significantly improve your living conditions.
