Should I fix duct gaps under lease?« Back to Previous Page

After the intense heatwave we had last month, I noticed a significant increase in dust and small pests entering through gaps around our ducts. The living room near the air conditioning unit seems to be the worst affected area. We’ve lived here for 2 years and just noticed this issue; should I be concerned about my rental agreement regarding these repairs?

Duct sealing is crucial for maintaining indoor air quality and efficiency of your HVAC system. In Dubai/UAE, regulations regarding residential buildings often focus on energy conservation and ensuring a healthy environment for occupants. However, when it comes to duct gaps causing issues like dust influx or pest entry, you are within your rights as a tenant to address these problems.

Given that you've only noticed the issue recently after an intense heatwave, it's possible the air pressure changes might have exacerbated existing gaps. In such cases, having a professional inspection can help determine if there’s significant damage or wear and tear in the duct system. This is especially important as per UAE standards which emphasize regular maintenance of HVAC systems to prevent health hazards.

If you feel comfortable doing so, you could start by sealing visible gaps with appropriate materials like silicone sealant or specialized duct mastic. However, for a thorough job, it’s advisable to call 800-MOLDS (800-66537) or email hello@saniservice.com for an inspection and repair service. A professional can assess the extent of damage, ensure no air leaks are present, and provide guidance on the best sealing methods.

As per your lease agreement, tenants in Dubai have a responsibility to maintain their living space but landlords are typically responsible for major repairs that affect safety or health conditions. If you notify your landlord about these issues, they should address them promptly. However, if there's no immediate response, it may be wise to document the extent of the problem and take necessary steps yourself while consulting with a professional.

Remember, proper duct sealing not only enhances air quality but also improves the efficiency of your AC system, potentially saving you money on utility bills in the long run. So don’t hesitate to act if you feel the situation warrants it.

Call 800-MOLDS or email hello@saniservice.com for further assistance and a professional opinion.
